BEACH CITIES | MANHATTAN BEACH
Located south of LAX and bordering the Pacific Ocean with an iconic pier and a vibrant downtown, Manhattan Beach is one of the most desirable places to live in coastal Los Angeles County. Homes are quite expensive even by Southern CA standards. How expensive? Recently three Manhattan Beach neighborhoods were ranked in the top 12 most expensive in the LA area.
There are many reasons people want to live in Manhattan Beach such as fine restaurants, shopping, small town feel, proximity to LAX, easy freeway access, and great schools. Mira Costa High School has been ranked in the top 1% nationally.
Many professional athletes (Lakers, Clippers, Kings) as well as celebrity movie stars make their home in Manhattan Beach along with successful entrepreneurs, attorneys, doctors and business owners.
There are three commercial centers featuring shops and restaurants. The downtown area runs along Manhattan Beach Blvd and Manhattan Ave at the Strand and features a number of local restaurants and shops. It is what you would picture if asked to conjure up a seaside CA beach town.
The Manhattan Village Mall, which is undergoing a massive renovation as of this writing, is located further inland just east of Sepulveda Blvd and north of Marine Ave.
Just north of the mall on Rosecrans Ave you find more restaurants and "The Point" which is actually in El Segundo.

MANHATTAN BEACH MICRO MARKETS
The MLS delineates six Manhattan Beach micro markets.
The Sand Section is the furthest west bordering the Pacific Ocean. It includes the Strand and the walkstreets.
The Tree Section ie Oak, Poinsettia, Walnut, Elm etc. where you also find a lot of trees. A micro market within the Trees is "American Martyrs" referring to the homes around the church of the same name.
Hill Section homes often have ocean or city views are are some of the largest and most expensive non Strand properties in 90266.
Manhattan Village located east of Sepulveda near the mall of the same name is one of the few gated communities in the Beach Cities.
The Heights / Liberty Village offers some MB "starters" as well as the usual assortment of mini mansions.
Mira Costa homes are around the high school of the same name.
